Bartlesville Development Tracts

These tracts are part of the historically significant Tyler Brent Ranch located just northeast of Bartlesville. The property is minutes from town and located on the north side of E 1800 Road, 0.70 miles north of the Tuxedo and CR 4020 intersection. These tracts are bisected by multiple draws that create property with “character” and potential pond locations on each individual tract. All tracts are currently zoned Agricultural.

The full 160 acres is rated at approximately 10 ac per cow unit on a year-round basis. These tracts offer the opportunity for a “ranchette” near Bartlesville with recreation possibilities. In addition to the existing 1-acre pond, there are multiple locations to build a substantial dam that would impound a sizeable body of water located below the intersection of the tributaries. Due to the elevation changes, there are several locations for smaller ponds.

There are currently 4 inactive oil wells on the entire 160 ac property and provide current road access into the tracts.

Each individual tract has been surveyed and marked for identification.

Existing electricity is onsite and should be available for improvements placed on the acreages.

The 2” Rural water line is located a short distance to the west. Tracts are currently unfenced.

Tract “A”: 50.28 surveyed acres with multiple draws, rolling terrain with excellent views and building locations. This tract provides more seclusion and is accessed via legal road easement across Tract “B”.

Tract “B”: 72.36 surveyed acres with rolling terrain, existing pond and building locations. Legal easement across south end of tract providing access to Tract “A”. Approximately 1000 feet of county road 1800 frontage.

Tract “C”: 36.04 surveyed acres with multiple pond and building locations. Approximately 1735 feet of county road 1800 frontage.
