Bartlesville 360- DIVISION POSSIBLE
$1,260,000
360 acres
Washington County, OK 74006
This property was part of the historically significant Tyler Brent Ranch, just on the northeastern edge of Bartlesville. Located minutes from Bartlesville, the entrance is situated on the north side of W 1800 road (Tuxedo Road), just a mile and a half east of the Tuxedo and Bison Road intersection. The west side adjoins the Bison Run Development and several smaller ranchette tracts. This unfenced tract is bisected by a tributary of Coon Creek that flows from the Southeast corner toward the Northwest portion. The elevation changes provide “character” to acreage and provide water development opportunities. The Oklahoma Energy Resources Board (OERB) recently completed an extensive project addressing remnants of older non-producing oil field related equipment and completely restoring the land to its original native ecological state. This is a free service to qualifying landowners where funding is voluntarily provided by Oklahoma oil and gas producers. More information can be found on the OERB website. The gravel roads on the property are maintained by the oil company and provide some access to the core of the property. A gravel-based road also extends north on the east fence line for additional access. The soil base of Eram– Verdigris soils in the lower areas is complimented by the Summit and Shidler silty loam soils on the slopes and upland areas. As previously mentioned, the acreage is currently part of a larger pasture with an excellent Tallgrass Prairie forage base. Additional partition fencing would allow rotational grazing to utilize the forage production capabilities of the varying soils. The 360 acres is rated at approximately 10 ac per cow unit on a year-round basis. The tract offers the opportunity for a “ranchette” near Bartlesville with recreation possibilities. In addition to the existing 1.5-acre pond, there is an area to build a substantial dam that would impound a sizeable body of water on the main tributary to Coon Creek. Due to the elevation changes, as mentioned, there are several locations for smaller ponds. Electricity is available to the development to the west and for the active oil wells. Bartlesville water is available to the intersection of Tuxedo Road and N4013 DR (The southwest corner of the acreage). An experienced forage manager will quickly see the upside with a moderately aggressive forage management program including soil amendments. The favorable climate of the area is ideal for implementing additional cover crop/overseeding mixtures to both enhance soil health and diversify the forage base of the ranch. Stockpiling forage and winter grazing should be easily accomplished on the bottomland soils with the multiple pastures and suitability for cool season forages. There are approximately 6 pastures and traps which allow for rotational grazing throughout the ranch. Typically, the most limiting factor developing rotational grazing plans is the distribution of stock water. The ranch was thoughtfully designed to provide permanent pond water in all pastures. Additionally, many of the pastures could be further divided into grazing cells utilizing temporary electric fencing and further water development. WATER: It is always beneficial when one of the strongest values of a property is the availability of water. The home is served by a domestic water well and numerous old cisterns can be found throughout the property. Osage County has an annual rainfall of approximately 38”. Statistically, November through February is the driest period of the year. Pond Creek, and its tributaries, are spring fed and has traditionally provided much of the stock water for the ranch. Several ponds also provide water for the livestock and wildlife. There are numerous locations for additional water impoundments. RECREATION / WILDLIFE: Numerous ponds and creeks on the ranch provide endless opportunities for fishing and waterfowl hunting. The riparian areas serve as excellent travel corridors for deer and other wildlife species. The upland hardwoods provide areas of browse as well as opportunities for bedding and cover. The ranch also provides numerous locations for the development of food plots and/or feeding areas. This area of northern Osage County, near the Kansas border, has consistently produced outstanding white-tailed deer and turkey hunting. Whether you're interested in trophy hunting with your family or would like to establish a hunting lodge utilizing the current structures, this ranch offers excellent opportunities with the potential for grazing income as well.
