Description: This combination recreation/ grazing property is located in far northern Osage County, just south of Elgin, Kansas. The property contains a mix of upland tallgrass prairie, cross timbers vegetation and multiple draws ideally suited to construction of large water impoundments. The topography on the property ranges from over 1000 ft to 830 ft in the lower draws. Multiple building locations provide spectacular views across the property. Limestone and sandstone soils support the native grasses, forbs, and legumes with a variety of upland and bottomland timber and woody species. Acreage: The 475 +/- acres are located in Osage County and sell as surface only. Location: The property is accessible off paved County Road 3809 (Elgin Road) 3.75 miles west of state highway 99. • 25 min north Pawhuska, OK • 30 min from Bartlesville • 1.5 hr from Tulsa Improvements: There are no improvements on the property and fencing is suitable for either stocker cattle or cow-calf production. Soils/Forage: The Tallgrass prairie forages are evident on the upland soils of the prairie, sandstone base of the Cross Timbers and the low-lying areas. The prairie grasses are represented by big bluestem, Indiangrass, switchgrass and little bluestem to name just a few of the major tallgrass species. The Cross Timbers contains these same forage species and is noted for the sandstone-based soil. These soils sustain the post oak, blackjack oak and hickory of the upland as well as sand plum, Mexican plum and redbud. The spring fed draws will sustain red oak, bur oak, chinquapin oak, pecan, black walnut, and sycamore for just a partial list of species represented. These plants, and many others, are important ingredients of the diverse ecological balance of the Tallgrass Prairie and Cross Timbers ecoregions. Due to prescribed fire, the canopy in the timbered areas have been lifted to allow native forages, legumes and forbs to flourish. Wildlife and Recreation: Osage County is well known for the diversity of wildlife and this area is no exception. Historical wildlife management and physical location near the Kansas state line contribute to the trophy Whitetail hunting. The upland prairie and mosaic of cross timbers vegetation combined with the topography results in excellent wildlife habitat. White-tailed deer, wild turkey, northern bobwhite quail, hogs and other small game such as squirrel, raccoon, coyote, bobcat and rabbit are abundant. Water: It is always beneficial when one of the strongest values of a property is the surface and potential well water. Osage County has an annual rainfall of approximately 38”. Statistically, November through February is the driest period of the year. The draws and wet weather creeks are spring fed and has traditionally provided much of the stock water for the ranch. Six ponds also provide water for livestock and wildlife. There are numerous locations for additional large water impoundments. Additional Information: The property is located in a secluded area off the beaten path in northern Osage County. Remarkably, there has been no oilfield production on the property and as a result, the ranch remains unspoiled without roads or power lines. Power is available along the northern and western boundaries. Compared to many other states, the advalorem taxes are relatively low. The current taxes are approximately $0.40/ acre per annum.
