Rancho Cielito Lindo is located just 4.5± miles south of Doss, Texas, in Gillespie County, along paved RR 783. An automatic gate at the front entrance greets you as you meander up to the compound where the main improvements are located.
The main home is 1,993± sf and features two bedrooms and two bathrooms. It has an open floor concept with large windows, allowing natural light to enter. This custom-built home has a beautiful fireplace in the living room, a large custom kitchen with a granite-top island, and a farm sink. LOCATION
Located 4.5± miles southwest of Doss, Texas, along paved Ranch Road 783. The ranch is about 10± miles north of Harper, 25± miles northwest of Fredericksburg, 30± miles south of Mason, and 30± miles north of Kerrville. Located about an hour and a half from both San Antonio and Austin.
LAND
The landscape is diverse, with a nice combination of improved pastureland, heavy tree cover, hilltop views, and both sides of seasonal Threadgill Creek.
Both sides of Threadgill Creek traverse the ranch for 1,160'±. The creek is seasonal and can flow if appropriate rainfall is received in the area. Along the seasonal creek are various varieties of hardwood trees, including walnut, cedar elm, and native pecan. There is a thick array of native grasses along the creek bottom, along with interesting rock outcroppings that invite exploration.
The terrain on the ranch has a gentle roll to it, dotted with live oaks, juniper trees, and native grasses. However, the southeast portion of the ranch has a large hilltop that makes up for the 140'± of elevation change. This large hilltop has impressive long-range views of the Doss Valley and makes for a fantastic location to watch beautiful Hill Country sunsets.
A 10.7± acre coastal Bermuda field is present on the ranch and is completely fenced. The field is in good condition, void of any regrowth at this time. The owners have baled for hay and grazed the field in recent years.
IMPROVEMENTS
Main House
The Hill Country-style main home was built in 2004 and spans 1,993'± sf. It has two bedrooms, two bathrooms, and an upstairs loft. The home's exterior showcases a beautiful limestone exterior, metal roof, and wrap-around porch.
As you enter the home, you will find stained concrete floors and beautiful wood ceilings throughout. The living room is spacious and includes a large stone fireplace as the centerpiece. A tremendous amount of natural light enters the area through large windows.
The kitchen is spacious and includes a large granite-topped island with a built-in wine refrigerator and prep sink. There is ample countertop and cabinet space throughout, along with a good-sized pantry. Stainless steel appliances include a large refrigerator, a six-burner gas range stove, and a dishwasher. There is also a beautiful farm sink and custom light fixtures.
The master wing is spacious and attracts an abundance of natural light. The master bathroom includes a standalone tub, a walk-in shower, and a large walk-in closet.
The second bedroom is spacious and on the opposite side of the home. The second bathroom includes ample storage, a custom-built vanity, and a walk-in shower.
The utility room has an exterior door and serves as a flex mud room. The room includes an additional sink, plenty of cabinet space, and a side-by-side washer and dryer.

A 614± sf enclosed shop is connected to the casita, which is ideal for storing tools or equipment. The shop has an exterior door entrance and a roll-up garage door. Also, part of the building is a 750± sf covered parking area. A 700± sf covered lean-to is also connected to the building and is great for keeping equipment out of the elements.
A 20,000± gallon rainwater collection system collects rainwater off of the casita and connected building. The rainwater collection system currently supplements water to the Casita but has the potential to supplement the other improvements.

There is one stock tank that collects runoff from the main hill on the ranch.
