DESCRIPTION
The Vann River Ranch is 2,020+/- acres resting in the northwest corner of Burnet County and 10+/- miles upstream from Lake Buchanan. Paved County Road 105 dead ends into the ranch, which provides great access and a tremendous amount of privacy. LOCATION
Located in the northwest corner of Burnet County, just 16+/- miles west of Lampasas off paved County Road 105. Lampasas Municipal Airport has a 4,200+/- ft runway. The city of Burnet is 25+/- miles southeast of the ranch. Burnet Municipal Airport has a 5,000+/- ft runway.
Located about an hour-and-a-half drive from downtown Austin and about a two-and-a-half-hour drive from downtown San Antonio.

LAND
The ranch has a tremendous amount of diversity regarding terrain. The eastern half of the ranch has a steady roll with many live oaks and good juniper cover for wildlife. A 32+/- acre field could be converted into a nice food plot. The western half of the ranch possesses beautiful hilltops, providing excellent long-range views. There are rugged canyons with dense cover, ideal for the native wildlife habitat. An extensive amount of post oaks covers the landscape. In several of the draws, there are springs that have the potential to be improved water features. There are many sycamore trees located in the spring areas. The ranch has been a working cattle ranch for decades, but has not been overgrazed, resulting in a good stand of native grasses that cover the landscape. The ranch is currently under an agriculture exemption and the majority of the property is low-fenced, with the exception of a portion of the north fence line. A quality road system exists throughout the ranch.
ELEVATION
The topography on the ranch is very diverse with two+/- miles of Colorado River frontage, many hilltops, and draws. Elevations range from 1,020+/- ft asl along the river bottom to 1420+/- ft asl. The eastern half of the ranch has a steady roll to it, while the western half of the ranch transitions into more rugged hilltops and canyons with many of the draws funneling to the river.
IMPROVEMENTS
The Vann River Ranch features a 2,280+/- sf ranch home, originally built in the 1950s. The home consists of three bedrooms and three bathrooms. The living room has a nice brick fireplace. There is plenty of cabinet space in the kitchen area with a gas cooktop stove. There is a nice breakfast nook, as well as a good-sized dining room. The ranch house has been well taken care of over the years and would serve as a fantastic weekend getaway retreat, while the construction of a larger home or lodge takes place. Multiple hunting blinds and feeders have also been placed throughout the ranch.
WILDLIFE
The ranch has an abundance of native wildlife which include whitetail deer, Rio Grande turkey, dove, and other animals native to the Texas Hill Country. Several exotics species such as axis deer and aoudad sheep have been seen on the ranch as well. For the avid angler, there are ample opportunities to fish in the Colorado River for bass and catfish.
WATER
Colorado River
The ranch is highlighted by 2+/- miles of the Colorado River which accounts for the entire western boundary of the ranch. The river flows wide and has several deep fishing holes. The river is accessible in many areas where one can drive an ATV along the bank. There are areas on the ranch that overlook the rough and scenic Colorado River Valley below as this stretch of the river twists through the canyonlands.
The ranch rests 10+/- miles upstream from Lake Buchannan. This stretch of river is popular for its White Bass population in the springtime. The river is also loaded with channel catfish and yellow catfish. Incredible opportunities to enjoy the river recreationally with activities like exploring the vast river frontage by kayak. Other popular activities include canoeing, tubing, and swimming.
Springs/Ponds
There are several springs on the ranch, which have tremendous potential to be improved water features. Additionally, there are several existing ponds scattered across the ranch. These additional water features are tremendous attributes and are not only scenic but attract native wildlife.
Neighboring Post Oak Falls
An incredible feature called Post Oak Falls rests across the river on a large neighboring ranch. Post Oak Falls is one of the most unique land features along the entire stretch of the Colorado River. During wet conditions, a remarkable waterfall can cascade off the Falls and into the river. This creates a stunning water feature that is beautiful to look at from across the river.
Colorado Bend State Park
Colorado Bend State Park neighbors the northwest section of the ranch, sharing 1.4+/- miles of river frontage. The state park is 5,328+/- acres and has a total of 6+/- miles of Colorado River frontage. The Park offers hiking trails, backpacking, cave tours, and much more.
Water Wells
There are a total of three water wells strategically located throughout the ranch. Each of the wells have electric submersible pumps.
