Location: Convenience, that word needs repeating, convenience. Main gate is situated on the highway. Normally small tracts such as this have easements with gates to open and close rough roads to contend with and someone else’s livestock always in the road.
Terrain: Kids and grandkids will enjoy this recreation place. With the elevation changes and ravines, exploration will be an enjoyable challenge to all. Vegetation consists mainly of mesquite and cedar with native grasses. Overgrazing is not an issue as owner has only used this acreage for recreation.
Water: The two earth tanks have provided extremely good dove hunting. The newest earth tank built in 2022 is very large and has obtained an adequate amount of water. It has been reported that in any afternoon or morning your bag limit will have been met. Whitetail deer enjoy the dense brush and eagerly appear at the corn feeders. Owner also has two food plots normally seeded with wheat.
Improvements: Power lines are situated at the highway but have not been extended to this property. There are no improvements. Owner will convey deer blinds and feeders. Should mineral interest be owned, it will be conveyed as well.
Fencing ranges from new, to good, to fair.
