The Seguin Guadalupe River Ranch is 79.63 +/- acres, located outside of Seguin, Texas, and features approximately 4,000 +/- feet of Guadalupe River frontage. This ranch is a recreational paradise, with panoramic views and beautiful oak-studded build sites overlooking the lush Guadalupe River basin. This stretch of the Guadalupe provides a nice combination of gently flowing water with some areas of river rapids, which allow for recreational activities, such as swimming, kayaking, fishing, and tubing. The Guadalupe River is a cool and clear stream with rock bottom sand bars. There is a multitude of river access points along the property, providing easy access. The river basin is diverse and features many mature hardwood trees including pecan, elm, oak, sycamore and cottonwood. These lush surroundings attract various wildlife, which makes this ranch a great hunting property. There is one irrigation water well with three phase electric to the well. Currently the well is hooked up to a smaller pump and not used for irrigation. WILDLIFE: The Seguin Guadalupe River Ranch is home to diverse and abundant wildlife, including whitetail, turkey, hogs, dove and waterfowl. There are numerous species of birds and a host of other non-game species that can be found on the property. The Guadalupe River is also known to be a fishing haven for largemouth bass, crappie, catfish, perch and even the state fish of Texas, the Guadalupe bass. The ranch features a great mixture of open pasture, an oak-covered hilltop and a lush river basin. There are beautiful, scenic high elevations on the northern side of the property with views that overlook the river bottom. IMPROVEMENTS: Improvements on the 79.63 +/- acres include an old 75 x 15 barn-wood chicken coop on concrete slab, a 50 x 25 workshop, and a separate storage barn. There is electricity located on the premises. WATER: Water features on the 79.63 +/- acre tract include approximately 4,000 +/- feet of clear water on the Guadalupe River. This property also includes three older water wells located throughout the property. There is one irrigation water well, with three phase electric, located on the hay field. Currently the Seller has put a new, smaller pump on the well for domestic purposes, but the well has the capacity to be used for irrigation, if one desires. The other wells have not been used or tested by the current owner.
