Access
Access to the ranch is provided by county-maintained gravel road and is about 5 miles off pavement from Highway 140.

Elevation, Topography, Vegetation
The ranch sits at around 6,500 feet in elevation with the majority of the ranch sitting on top of the mesa and portions in Third Canyon and Long Hollow. Vegetation consists of juniper, sage, and pinyon pines with western grasses such as blue and black grama as well as some buffalo grass interspersed. Near the live water in Third Canyon, there are some willows and marsh grasses.
Ag Uses
The ranch is well suited as a horse property with many areas suitable to build a home as well as any needed equestrian facilities and the views are incredible.
Hunting
Deer hunting should be good with great potential for really nice bucks. Most of the unit is private land or part of the Southern Ute Indian Reservation. The ranch lies right along one of the higher concentration areas for deer. Late seasons will produce the best bucks. There is deer sign all over the ranch.

Recreation
There is no shortage of recreational activities in the area ranging from hiking to snow skiing. There are hundreds of thousands of acres of public land in the region to hike, camp, offroad, and bike. Not to mention the close proximity to some of the most astounding Native American Cultural Sites. Mesa Verde National Park is only an hour away.

The area is also home to some of the best gold medal fly fishing waters in Colorado and New Mexico. The Animas River also provides excellent fishing and is less than 45 minutes.
