Elevation, Topography, Vegetation
The ranch site at an elevation of about 6,500 feet and is rolling hill country with steeper mountains to the northwest. It is typical sagebrush country of Northwest Colorado with grama grasses and little plains prickly pear.

Suitable for running a few head of cattle or horse, the ranch would make a good hobby ranch or horse ranch. The real value lies in the hunting.
Hunting
Hunting on the ranch and in general vicinity is phenomenal for mule deer. Numerous exceptional buck have been harvested and the area is known for producing monster non-typical mule deer with lots of cheaters and kickers.
The ranch generally will receive 2 unit wide buck tags- 1 for 2nd rifle, 1 for 3rd rifle and occasionally will draw a 4th rifle prime tag is drawn. The ranch also draws 1 antelope tag. 1 2nd rifle and 1 3rd rifle tag for buck Mule Deer as well as 1 antelope tag was drawn for 2019.
Elk hunting is also good and tags are over-the-counter. Hunt every year in Colorado on your own land and public ground.
Fishing
The ranch is in close proximity to the Snake River and the Yampa river which offers good fishing for trout and other fish species.
Recreation
There are numerous recreational opportunities on the ranch and in the surrounding area. Use the ranch as a base camp and go exploring in your 4X4 or UTV as there is lots of public land to explore on foot or ATV / 4X4.
The beautiful Yampa River and Little Snake River are within a few miles of the ranch offering swimming, fishing, and kayaking/rafting.
Dinosaur National Monument is just short distance from the ranch as well and offers lots of interesting places to visit.
