Emmons County, North Dakota Farmland Auction - Mark your calendar for Thursday, September 26th, 2024, at 10:00 AM! Peoples Company and RE/MAX Now is pleased to represent Sheila Long, Carmen Fraher and the Doris Soule Estate in the sale of 238.11 gross acres m/l of Emmons County, North Dakota farmland. Located southwest of Strasburg, North Dakota, the farm will be offered as two tracts through the "Buyer Choice" Auction Method with a combined total of 227.53 FSA tillable acres carrying an overall Productivity Index of 81.5. The primary soil types consist of Bryant silt loam and Grassna silt loam, which offers productive cropland suitable for growing corn, soybeans and small grains. This is an excellent opportunity for any farming operation or investment-grade portfolio. The farm is leased for the 2024 cropping season. The Sellers will retain all 2024 cash rents and will pay all 2024 real estate taxes. The Sellers will reserve 100% of the subsurface mineral rights. The two farmland tracts will be sold on a "per deeded acre" basis and offered through the "Buyer's Choice Auction Method", whereas the winning bidder may elect to take one or both of the tracts for their high bid. The "Buyer's Choice Auction Method" auctioning will continue until both (two) farmland tracts have been purchased and removed from the auction. All funds will be held in the The Title Team Trust Account. Real Estate Taxes: The Buyers will be responsible for all of the 2025 total real estate taxes. Survey: No additional surveying or staking will be completed by the Seller. Closing: Closing will occur on or before Wednesday, November 13th, 2024. The balance of the purchase price will be payable at closing in the form of cash, guaranteed checks, or wire transfers. Possession: Possession of the land will be given at Closing, Subject to Tenant's Rights. Farm Lease: The farm is leased for the 2024 crop season. The sellers will retain all 2024 cash rents. Contract & Title: Immediately upon the conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with The Title Company the required earnest money payment. Mineral Rights: A mineral title opinion will not be obtained or provided, and there will be no guarantee as to the ownership of the mineral interests on all tracts.
