Spanning approximately 1,050+/- acres through a valley, the 40 Mile Mountain Ranch – Cow Creek Unit is a recreational paradise! The land predominantly consists of oak brush covered ridge tops that descend into a deep valley that is lined with thick timber and features Cow Creek meandering through the bottom. As the terrain begins to incline on the opposite side from the creek bottom, much of the slope is covered in timber with open meadows where there are frequent wildlife sightings due to there being a large population of deer, elk, turkey, and occasionally moose that reside on the ranch. The entire northern perimeter borders BLM lands that grants very limited public access and has some of the best views of the surrounding area as it overlooks Highway 13 and several mountain ranges in the distance, making the ranch that much more admirable! Furthermore, the entire southern perimeter borders even more BLM, all of which have endless trails to explore and additional hunting opportunities throughout each season.
Being located in GMU 22, over-the-counter tags are available in multiple seasons for elk, whereas deer tags are draw only. On top of the big game hunting, this particular area of GMU 22 is highly sought of for turkey hunting as well. Conveniently, over-the-counter spring and fall turkey tags are available.
Location
To the north of the ranch, Meeker, CO provides gas stations, a hospital, a couple restaurants, and a grocery store and is approximately 1 hour away. Just over 1 hour southeast of the property is where the town of Rifle, CO is located. Due to being much bigger than Meeker, Rifle has a much bigger selection of grocery stores, dine-in restaurants, convenient stores with gas stations, a hospital, downtown businesses, and multiple other recreational amenities. In regards to recreations, Glenwood Springs, CO has the Glenwood Hot Springs as well as the Glenwood Caverns Adventure Park which are must visits, and various other downtown attractions conveniently located less than 30 minutes east of Rifle! The closest airports that offer commercial air travel services are located in Gypsum, CO (Eagle County Regional Airport) and Grand Junction, CO ( Grand Junction Regional Airport ); both of which are around 2 hours from the ranch.
