Situated less than an hour from a variety of popular attractions such as Canyonlands National Park, Arches National Park, Bears Ears National Monument and the highly regarded town of Moab, the Iron Bear 640 offers an incredible opportunity to own a ranch of few and far between! This ranch has excellent potential for hunting, grazing, or even just a getaway property that provides views of the Abajo and La Sal Mountains in the distance!
Land
The Iron Bear 640 consists of approximately 640 +/- acres and borders BLM lands on multiple sides which allows for additional exploration and hunting opportunities. Though the ranch is nearly encompassed by public lands, it has seasonal-access with end of the road privacy and very little public presence. Located in the San Juan, Abajo Mountains limited entry unit, this ranch does qualify for 1 landowner deer voucher each year and has potential to host giant bulls and bucks! The land is comprised of diverse terrain that ranges from slightly rolling hills to rugged terrain with dense cedars that drops off into a small canyon known as Bear Trap Canyon on the bordering BLM. Because of the various types of topography, the ranch is home to elk, deer, and waterfowl and can frequently be seen roaming within the area year-round. In addition to the land, a large pond provides an efficient source of water for livestock and wildlife.
Location
The ranch is located approximately 30 minutes northeast of the small town of Monticello, UT. Dove Creek, CO is located nearly 45 minutes southeast of the ranch. Cortez, CO is roughly 1 hour and 10 minutes southeast of the ranch where Cortez Municipal Airport is located. The much bigger and highly touristic town of Moab is just over an hour north of the ranch where there are many popular attractions and amenities such as the Canyonlands and Arches National Parks. In addition to Moab, Canyonlands Regional Airport offers commercial flights and is located approximately 20 minutes north of Moab.
