The Hot Springs Creek Ranch east of Gunnison, Colorado is a scenic, productive hay farm and ranch with immense recreational opportunities. There are approximately 875 +/- deeded acres and the ranch has historically held a Bureau of Land Management lease of 700 acres. Hot Springs Creek flows through the property near the existing improvements and provides ample water to the irrigated acreage. The property has produced an average of 350 tons of grass hay annually from approximately 600 irrigated acres. In addition to the hay production, the property has historically supported 100 cow-calf pairs year-round. The adjudicated water rights are further supplemented by additional shares of water from Hot Springs Reservoir which is located on State of Colorado Lease land lying several miles north of the property. Access to the property is provided by County Road 887, which is a maintained, year-round, gravel county road. The property is surround by Bureau of Land Management land connected to the Gunnison National Forrest providing access to incredible mule deer and elk hunting, fishing, hiking, camping, and ATVing etc. The landowner has historically qualified for mule deer licenses through the Landowner Preference Program in GMU 551 and the area has Over-The-Counter license seasons for elk.
