Prairie Income Oasis is a livestock grazing operation consisting of 1,470 acres of grassland with a beautiful home, outbuildings and corrals; the property offers privacy and is ½ mile off the county road and only 10 miles from Kimball. Kimball is near to Scottsbluff and Sidney, Nebraska and an easy drive to the Front Range. ACREAGE The 1470 acres consists of excellent quality grassland along with the building site. The carrying capacity if traditionally managed with CRP contract is 84 pairs or 180 yearlings. It is a mixture of warm and cool season grasses with species like blue gramma, crested wheat grass, little blue stem, buffalo grass, sweet clover and needle and thread grass to name a few. The current owner has seen gains in yearlings of 2+ lbs./day. There are 9 pastures, and they range from 100 acres to 16d0 acres in size with at least one water source in each. In the ¾ of a section on the west side of RD 49 there is a submersible that feeds the 3 tanks in each pasture. The perimeter of the property has 3 strand barbed wire fence and in the areas that the original fencing existed a pollinator was put in and fenced out with a 2-strand high-tinsel electric fence creating a new perimeter. Estimated value of the cattle gain @ 70cents/lb. = $37,800 The property is enrolled in the NRCS Rangeland CRP program and receives $15/acre/year with 8 years remaining on the CRP contract. Annual payment = $21,795. A new easement agreement for Carbon Storage exploration has been entered into in 2024 with Tall Grass High Plains Carbon Storage. The operator is seeking to sequester carbon in large underground pore spaces around 6,500 feet below the surface. Approximately 300,000 acres in Wyoming and Nebraska are being considered for the sequestration project. The agreement protects the owner from liability and damages. The term of the agreement provides for an initial term and an extended initial term. During the initial 3 year term the annual carbon storage payment will be $22,000 and would increase thereafter.
