Applegate Canyon Ranch consists of 525 acres, located along Highway 3, about 2 1/2 miles south of the Washington/Oregon border. The majority of the land lies on the south side of Highway 3, with about 17 acres on the north and west sides of the highway. Applegate Canyon curves through the eastern end of the property. And it is met by another draw in the center of the land. Year-round creeks run through the canyon and draw. The creeks are fed by undeveloped springs around the property. The acreage has partial fencing on the west side.
The land has sloped to steep topography, with 70% slopes in some areas. Elevation ranges from 2,900 at the lowest point of the property, to 4,000 above sea level at the highest point. 324 acres of the Applegate Canyon Ranch are timbered, with the remaining acreage in grazing land. A timber cruise has not been performed recently, but the total merchantable timber is estimated at approximately 250 MBF.
