Located in the heart of the Ozark Mountains and extremely close to Montauk State Park this 10 acre property is located only 1/4 mile from the trophy trout area of the Current River.  The east boundary of the property borders the Ozark National Scenic Riverways and the historical site of the Suzie Nichols Homestead.  The morning sunrises are exceptional with big views from inside the cabin or from the perfectly placed patio. Land The Sunrise Cabin has the utmost privacy but yet sits only 20 miles from Salem, 15 miles to Licking,  40 miles to Rolla, less than 2.5 hours from St Louis.  Akers Ferry is about 15 minutes, with Pulltite about 40 minutes and Two Rivers being about 1 hour south. WATER RESOURCES Parkers Road access on the Current River is just 1/4 mile away of offers a large sandy beach and gravel bar. This is a short walk from Schafers Spring crossing. This are of the Current River is a Blue Ribbon Trout area that boasts a large concentration of trophy brown trout. Schafer Spring runs thru the valley just east of the property. Two large ponds exist just up stream and are a truly a gorgeous natural resource.  Canoes can be launched at either upstream location of the Current River at either Tan Vat or the Baptist Camp locations and float directly to Parkers Ford, where your only 1/4 mile from the property. FISHING OPPORTUNITIES Two brown trout have been caught by the owner tipping the scales at 6 and 7 pounds have come from this stretch of the river near the confluence of Ashley Creek and Slant Rock Hole with another 10 pound plus brown that was caught off the sand beach at the Parkers Ford Access. On site pond of about .2 acre in size is about 16 feet deep, has a small dock and has bluegill, bass and catfish abundant.  The Big Piney and Roaring River are not far away and the property can serve as a total access to the waterways of the Ozarks. HUNTING OPPORTUNITIES The house serves as a large blind during spring turkey season.  The topographic high where the property is, provides a congregation point for the birds to gather.  An abundant deer population provides ample opportunities for the property owner.   The lower undeveloped portion of the property would be perfect location for a deer stand giving multiple locations for hunting. HOME The 900 square foot residence is a slab on grade construction with a shallow foundation, supporting 2 by 6 inch wood framed walls.  200 amp underground service supply the home.  Open area boast 24 foot high vaulted ceiling with pine car siding and a gorgeous loft area spanning about 400 square feet.  The kitchen and dining area serve the hearth room fireplace for a unique layout.  Two bedrooms on the main floor, combined with the loft area can pretty easily accomadate up to 10 people.  The bathroom serves as a wet wall/plumbing area and is heated for the winter months.  This area has the well supply line, washer/ dryer, pressure tank and electric water heater in the same room.  This allows for economical winter heating option in lieu of a constant running heat pump or propane unit. Wood stove provides cozy addtional heat in the winter. A 700 square foot patio extension exists to the east of the cabin allow you to sit and reflect after a day of floating on the spring fed waters of the Current River. The recently constructed 7 inch thick reinforced concrete slab can support a new kitchen/sunroom addition or outdoor kitchen area.  Slab has been reinforced so that footings should not be required if lightly loaded.  Full septic system with fields that drain with the offset distance required from the water well. Property also has a 50 amp camper service near the driveway for camper parking. WATER WELL Drilled to 330 feet, in 2009 and the driller noted a “break” of about 50 feet in length where water is produced.  Owner pumped the well almost all day, during the drought time of last year, in 2023, and production did not cease.  The well is a perfect candidate for a water furnace  The well has capacity to have a lateral connection to a home site on the northwest portion of the property, with no need for an additional well to be drilled. Existing well can be over deepened to increase capacity, if desired. DETACHED GARAGE Property has a 12 by 20 movable garage with an attached lean to.  This building also has 220 v service and if the garage was relocated this area could be a future pavilion overlooking the pond, with service for a hot tub. LOWER WOODED AREA This area has not been logged in over 50 years.  Mature white and red oak exist in this area, just west of the ONSR and Schafer Spring.  This area could provide additional income if the timber were harvested or kept in its current pristine condition. AREA INFORMATION Current River basin has over 400 springs, known for being scenic and spring-fed Montauk Spring and the tiny Pigeon Creek are the headwaters of the Current River, supplying more than 40 million gallons of water to the river per day. Montauk Spring’s cool spring water is perfect for rainbow trout and this makes the Montauk State Park popular with the anglers. Montauk State Park occupies nearly 3,000 acres Many believe Montauk State Park is the finest of the four Missouri trout parks, with 2,000 Opening Day tags sold this year. Montauk Fish Hatchery stocks the river with 180,000 to 220,000 fish annually Current River flows for approx 184 miles and is one of Missouri’s most popular for rivers for Canoeing, floating, and fishing The Current River is 75% spring fed and floatable year round and the 19 miles of Current River from Montauk State Park to Akers Ferry contains the most trout fishing, both rainbow and brown trout.
