These 214 acres are arguably the best deer hunting ranch of this size anywhere in Central Texas. It is located in SW Hamilton County in the Vista Mountain Wildlife Association Management Area and bordered by large neighbors with similar attributes. The ranch has been intensely managed for quality whitetail for many years. It is pure deer habitat with a dense cover of hardwoods and brush consisting mainly of Oak and Elm trees with lots of Shinnery Oak and other browsing species providing a tremendous habitat for deer and other wildlife. The topography and dense brush create the feel of a much larger ranch. The neighbor that currently leases this property has worked hard to reintroduce and maintain a population of Bobwhite Quail. I personally saw and heard quail while touring the ranch for my photo shoot. The Vista Mountain Wildlife Management Area is a voluntary COOP land management group in excess of 10,000 acres that was created to improve the quality of deer and other wildlife within its boundaries. As a member, you will qualify for Texas Parks and Wildlife MLD status that extends your hunting season, provides additional deer tags to allow proper culling and management of the deer herd and gives you a group of like-minded neighbors. This ranch is surrounded by mostly larger ranches with deer management being their top priority. This ranch is comprised of about 75% dense brush surrounding a rolling grassland meadow with scattered large hardwood trees. The terrain is undulating with several changes in elevation ranging from 1581 ft to 1674 ft. There is a modest older rock home sitting off the road and on top of the hill with long distant views. This house has been used as hunter lodging by one of the neighbors that has had it leased for several years. It appears to be a very solid structure with lots of character and would be a great renovation project. There are several older barns in various stages of repair, a water well and a septic system. (All need to be inspected and verified by buyer). This ranch is located about 18 miles SW of Hamilton and 15 miles NW of Goldthwaite. It is in a fairly remote area with very little drive-by traffic creating a very quiet, peaceful setting where you can escape and relax. It is accessed by an all-weather gravel road. The ranch does offer the potential for division into smaller tracts with almost half a mile of road frontage along two sides. Even with the road frontage it is still very secluded with all the fence rows being grown up with brush.
