Description
The owners of the Ford Justeson Ranch have spent a lifetime hunting and fishing all over the world. They have taken these experiences and created an unparalleled hunting and recreational ranch located in San Saba County within the Texas Hill Country. They have built first class improvements, introduced trophy animals, manicured the native brush and landscape, and added water features, roads, shooting lanes and hunting stations throughout the ranch. The ranch is within a 30-minute drive from Brownwood, Brady, San Saba and Richland Springs with easy access on paved FM 502. Centrally located, it is 3 hours from DFW, 2 hours from Abilene and 1.5 hours from Austin. It is situated between two other high fenced ranches with no exposed frontage, protecting it from outside predators and any potential poaching from the road. The ranch offers an abundance of native feed for browsing animals such as whitetail deer and exotics. Brush species include white brush, Cat Claw, Agarita, Mountain Laurel, green briar, Elm, and several varieties of Oaks. This ranch boasts an excellent coverage of native grasses and 35 acres of Coastal Bermuda, providing a first-rate food source for the various grazing exotic species it supports. They chose the ideal setting on the interior of the ranch and began building the headquarters. Included here is a 4,620 sq ft lodge, two electrical meters, 32x60 modular home, 40x60 shop with 27 ft covered lean-to, two RV hookups, water storage tank shed with pressure system, Diesel generator under cover with 500 gal tank and one propane generator and tank, guest quarters and a skinning shed. The lodge features a massive great room with wood burning fireplace, 21-ft cathedral ceilings with natural wood accents, built in trophy display cases, 3 bedrooms, 3 baths, a loft with wet bar and an entertainment area. The large country kitchen features custom walnut cabinets, double ovens, gas and electric cook tops, granite countertops and a large service bar. Adjacent to the kitchen is a breakfast area and large dining area. This lodge is metal construction with spray foam insulation, all 2x6 framework and R30 insulation. A large, covered porch encompasses the exterior of the house. Guests at the ranch will enjoy their privacy with two individual efficiency apartments with sleeping for four to six people each, walk-in showers, microwave, refrigerator, and coffee bar. These units have covered outside seating for a morning cup of coffee watching the sun rise and viewing animals at the house feeder. The shop is complete with two upstairs bunk rooms, full bath downstairs, covered skinning shed on slab with two winches and rail system connected to a High Cube walk-in cooler with roller hooks, and two covered full RV hook-ups. The lodge, apartments and shop are all connected with concrete walks featuring Native American artifacts and grinding stones inlaid into the concrete. There are abundant covered porches and outside recreational areas for enjoying a morning cup of coffee or a relaxing with a fireside beverage and discussion of the day of hunting, including a large, Amish custom gazebo. The ranch comes fully stocked and equipped, including: 7 corn feeders with timers, 8 protein feeders, one trailer blind, six 10-ft combination archery/rifle blinds, three 5-ft rifle blinds, and two ground blinds. Trophy animals include Whitetail Deer, Axis Deer, Fallow Deer, Red Stag, Blackbuck, Nilgai, Oryx, Blue Wildebeest, Eland, Gemsbok, Shimbok, Nubian and Ibex. The owners spent two seasons removing all the native deer from the ranch and replaced them with trophy whitetail genetics. The quality of animals on this ranch is exceptional. Numerous hunting stations with blinds and feeder have been positioned in strategic locations throughout the ranch, providing remarkable animal viewing and hunting. The ranch is being sold fully stocked and equipped and ready to hunt. The owners have spent years improving this ranch. They have built roads and ponds, cleared and sculpted brush, eliminated coyotes and added varmint wire around the perimeter, added and developed a quality animal herd that is ready to hunt. Recently the owners have started offering spring and summer family adventures including animal and photography tours, ATV tours, camping and fishing. They offer lodging with meals, or guests can bring their own trailer and take advantage of the beautiful camp site with rest rooms and picnic tables. This is an opportunity to own an established high fenced hunting ranch in the Texas Hill Country that would make a wonderful corporate retreat, family getaway or permanent residence.
