This 784 +/- acre property is located in Gray County west of Pampa, TX. Offered in seven contiguous tracts, this property features dryland and grassland. The tracts range from 13 +/- acres to 264 +/- acres. You can buy one tract or all of them. Auction Date: Tuesday, December 5, 2023 2PM CST The Harbor Community Event Center 708 N Hobart St. Pampa, TX 79065 Information Meeting: Tuesday, November 21, 2023 10AM CST The Harbor Community Event Center Tract 1 is 16.83 +/- acres and is located on the south side of Texas Highway 152 approximately .2 mile west of County Rd 3. This potential homesite is a level tract of land with mostly bluestem grass and has one oil well and one old oil well with no pump jack. There is single phase electricity at the NW corner of this tract and three-phase on the north side of the highway. There are good five-wire fences on the north and west sides. Tract 2 is 13.44 +/- acres on the southwest corner of the intersection of Hwy 152 and County Rd 3.  This potential homesite is a level tract with mostly bluestem grass. There is one old oil well location with no pump jack. Good five-wire fences on the north and east sides. Three-phase electricity on the north side of Hwy 152 and on the east side of County Rd 3. There is also a high voltage power line on the east side of this tract. Tract 3 is 10 +/- acres on the west side of County Rd 3 approximately .2 mile south of Hwy 152.  Level with mostly bluestem grass and with a good five-wire fence on the east side. Three-phase electricity on the east side of County Rd 3 and the high voltage power line on the east side of this tract. Tract 4 is 264 +/- acres on the west side of County Rd 3 and has county road frontage for almost ¾ of a mile. This tract is level with mostly bluestem grass and two shallow playa lakes. Good five-wire fences on the south, west, and most of the east sides. No fence on the north and part of the east due to joining tracts  1,2 & 3. This tract has the high voltage power line on the east side. Three-phase electricity on the south side and on the east side of County Rd 3. This tract has numerous oil wells (some not producing) and two tank batteries. This tract also includes a livestock well and drinking tub in the southwest corner of the property. Tract 5 is 160 +/- acres on the east side of County Rd 2 one mile south of Hwy 152. This is a level dryland farm, currently fallow, wheat was harvested off of this tract in 2023. There is three-phase electricity on the north side of this tract and on the west side of County Rd 2. Tract 6 is 160 +/- acres on the west side of County Rd 3, one mile south of Hwy 152. This tract is a good level dryland farm, currently planted to milo. There are two oil wells in the northeast corner (currently non-producing) as well as a small shallow playa lake. There is good five-wire fence on the north. There is three-phase electricity on the north and on the east side of County Rd 3. The high voltage power line is on the east side of this tract. Tract 7 is 160 +/- acres on the west side of County Rd 3, 1 ½ miles south of Hwy 152 and approximately ½ mile north of the railroad tracks and US Hwy 60.  This tract is a good level dryland farm that will be planted in wheat. FSA map shows a shallow playa lake on this tract. There is a good fence on the south. There is three-phase electricity to the southeast corner and on the east side of County Rd 3. The high voltage power line is on the east side of this tract. Buyer will receive a $2,800 cash lease at closing.
