Description
The Lower Coastal Plains Tract is 2,372+/- acres located in Wilcox County Alabama. This is rare opportunity to own a large diverse tract along the beautiful Alabama River. The Lower Coastal Plains Tract has been owned by Auburn University since 1947. Its primary use was a agricultural research facility for the university from 1949 until 2001. During that time the property was home to a beef cattle operation as well as a swine operation. The timber has also been managed during that time and includes a variety of age class and diversity from mature natural hardwood/pine mix, loblolly plantations, and longleaf plantations. The Lower Coastal Plains property is made up of three tracts the largest of which is 1656+/- acres situated along the Alabama River. This tract was once home to the station's headquarters. The property has frontage along several public roads including Hwy 28, Ellis Landing Rd, CR 14, and Experiment Station Rd. There is a large red iron metal barn located near the site of the old headquarters along Ellis Landing Rd. The topography ranges from 280 ft in elevation down to 90 ft along the river. There are numerous established wildlife plots on the tract with a well-established road system to access them all. This area is known for producing quality whitetails. Several hard bottom creeks flow through the property and provide beautiful scenery with clear flowing water. Approximately 200 acres of this tract is pastureland along Hwy 28. Most of which is fenced and has been used recently for grazing cattle. An acreage map is attached with detailed land use breakdowns. A timber stand map is available upon request. Ellis Landing Public boat launch is located adjacent to the tract and provides easy boat access to the river. Just a short 1/4 mile away is a 480+/- acre tract that is mostly fenced and used for grazing cattle and hay production. A creek flows through the length of the tract and provides an excellent water source. Just over 100 acres are in pine plantations planted in 2002 & 2004. This parcel has 1.25 miles of highway frontage along Hwy 221. There are several access points along Hwy 221 and the tract also has frontage and access from Chaney Hill Rd. A large metal hay barn is located on the property and has been used to store hay. A short 3 miles away is a 236+/- acre tract located along Cobbs Landing Rd. Just over 200 acres of this tract is open pasture and hayfields. In years past it was used for row crop and small grain experiments. The Eastern 1/3 of the property is flat and is currently being used for hay production but could also be row cropped. A large metal hay barn is located on the property and has been used to store hay. Approximately 22 acres of the property are in large mature hardwoods along the West side of the tract. The tract is located just off the Alabama River and Cobbs Landing public boat launch is just a short drive from the gate and provides easy access to the Alabama River. Please see the attached maps.
