Water/Mineral Rights & Natural Resources The mineral rights are severed and not included. The ranch features 135 acre feet annually of water rights from the Arapahoe Aquifer. There is one water well. Region & Climate Deer Trail is located about forty five minutes east of the Denver Metro area and is accessible by Interstate 70. The areas elevation is around 5500 feet and has between 14 and 18 inches of annual moisture. Winters are mostly mild, with some snow storms and summers are warm. History Located in the Ridge Road area of northern Elbert County, the ranch borders the historic Proudfoot Ranch. Deer Trail is home of the world’s first rodeo and is an historic cattle trail town. Location The property is about 10 miles south of Byers Colorado and 10 east of Deer Trail. The area is a ranching, farming and rural residential area. Its location via good County roads off of Interstate 70, makes it popular with commuters. Denver International Airport is 35 minutes west of Byers.
