Location: Approximately 22.50 mile east of downtown San Antonio near New Berlin at, 3151 FM 2538, in Bexar County, Texas. The ranch has approximately 1,600 feet of direct frontage along Farm-to-Market Road 2538. The property is across the road from Cibolo Creek and less than 30 minutes in driving time from Downtown San Antonio.

Land Features: The property has level to gently rolling land from 540 to 549 feet elevating to a small hill located in the western quadrant. The area of the farmhouse well elevated and out of the floodplain. - Farmhouse - a circa 1800's, two bedroom/one bathroom farmhouse with 1,675 square feet of living area. The farmhouse is of wood frame construction on a pier and beam foundation with wood board and batten with some Hardi-plank siding and a corrugated metal roof. A 10-foot wide covered porch spans the full length of the front of the house. The farmhouse includes central HVAC, a fireplace, and wood burning stove. Interior features includes four rooms with a wide central breezeway with transom windows serving as a living/common area and 12' board ceilings. The breezeway opens to the kitchen with electric appliances and den with rock fireplace on one side and the two bedrooms and bathrooms on the other side.
