Topography The Wined Down Ranch features 175± acres on top of the Caprock which is mostly level to gently rolling with an excellent turf of grass and a small scattering of brush that includes mesquite and red berry juniper. The remainder of the ranch (380± acres) is below the Caprock and features some broken country with large grass covered bottoms. There is an excellent turf of grass in the bottoms as well as over 1,000 hardwood trees. Elevations on the ranch range from 2,965’ on the west end to 2,810’ on the east end of the ranch. The average annual rainfall for Garza County is 18.91 inches. Improvements The Wined Down Ranch is well improved. It features a nice 1,372 sq. ft. two-story, two-bed/one-bath house with a large loft, living room, stone fireplace, kitchen, bar area, and a fabulous screened-in porch. The house sits on the edge of the Caprock and looks east down a gorgeous draw. The house was constructed in 2019. Along with the main house, there is a small one-bed/one-bath, manufactured home. There is a nice 40’ x 50’ insulated metal shop. It features a propane heater, two large garage doors, one passage door, and a 40’ x 30’ overhang off the east side. The ranch is fenced and cross-fenced into four pastures. Fencing on the ranch is considered to be excellent with most of the fences being constructed in the last few years. Water Water on the ranch is supplied by four water wells of which two are electric submersible wells, and two are solar wells. There is also a nice-sized earthen pond on the southwest end of the ranch that is also used as a water source for wildlife and livestock. There are also two live springs on the ranch as well. Hunting/Fishing Hunting on the ranch is considered to be very good with game species that include whitetail deer, dove, quail, hogs, and waterfowl. There is also a nice fishing pond on the southwest end of the ranch. The pond features a floating dock and fish species that include largemouth bass, bluegill, and catfish. Mineral/Wind Energy Rights The current owner owns a small portion of the mineral rights that will be conveyed with the sale of the ranch. There is currently no production or mineral leases on the ranch. All sellers-owned wind energy rights will convey with the sale as well.
