We are announcing the exclusive listing of the L6 Cattle Ranch in Torrance County, NM. This beautiful 3,847 deeded acre grazing unit is very nicely improved, is very well cared for, and has wind energy to greatly improve the return on investment. You get an awesome ranching lifestyle with a robust cash flow at the end of your private road when you own the L6 Cattle Ranch. All wind, solar, and mineral rights are included in this offering.
Location:
The ranch is in Torrance County, New Mexico between Corona and Vaughn. It’s approximately 105 miles south of Santa Fe and 113 miles southeast of Albuquerque, which makes it both reasonably convenient for all services.
The L6 Cattle Ranch has historically been operated as a working cow/calf ranch. The ranch stocking rate is generally 12 cows per section depending on moisture throughout the year. The watering, fences, and improvement infrastructure are fully functional and in very good condition. Water is distributed from an electric well at the headquarters, along with a combination solar/electric well and a windmill well in the northern pasture. There are 8 drinkers in pastures serviced by the wells, pipelines, and 3 storage reservoirs. The vast majority of pipelines are 1¼ inch PVC. All infrastructure on this ranch is considered above average. Roads along wind turbine locations are all-weather caliche. Interior pasture roads are two track and well maintained with multiple turnouts to divert water.
The ranch is separated into five pastures with areas of new 5-strand barb wire interior fence. The exterior fencing is net wire and in good condition. Primary grasses are grama varieties, galleta, New Mexico feathergrass, and tabosa. A few junipers dot the scenic rolling landscape. Forage condition reflects good grazing practices.
A county-maintained road leads to the ranch boundary. Access to the deeded lands, including the headquarters area, is privately controlled. An electronic keypad gate provides access to the headquarters area. The terrain on the ranch varies from level/slightly sloping areas, to moderately rolling terrain, to small moderately steep areas. Elevations vary from 6,214 feet to 6,400 feet.
Ranch Headquarters:
Headquarter improvements consist of:
• A tastefully remodeled owner’s home consists of a ground floor and basement. The ground floor has a kitchen, and living area, 2 bedrooms (master and guest), office, master bath, ¾ bath, and ¼ bath. Beautiful wood floors along with tongue and grove walls and ceiling compliment the upstairs living area. The finished basement has a living area and an additional full bath.

Wind Energy
The L6 Cattle Ranch is located in the heart of New Mexico’s best and largest sustained wind corridor. The ranch has executed a firm wind contract that provides for increased terms every five years for the 30 years, with an option for 2 additional 10-year period for a total of 50 years. The term of the current contract has 28 years remaining. Wind operations include eleven 2.8 megawatt turbines, thus providing no-risk and increasing cash flows for the next 28 years. A copy of the wind generation lease will be furnished to serious inquiries upon execution of a Confidentiality Agreement.
Wildlife • Hunting
The primary big game hunting on the L6 is Pronghorn Antelope. The owners have hunted conservatively and the antelope population on the ranch is in very good condition. There are many other species of small game and birds that call the L6 their home.
