Description
We are pleased to offer two sections of highly productive farmland in western Castro County. This expansive property is ideal for agricultural operations, featuring six pivot irrigation systems utilized in rotation between summer and winter crops. The current operator grows a mix of cotton, corn, wheat, and silage. Location: The property is located two miles north of the old Tam Anne Gin on FM 1057, then one mile east on County Road 614 to the SW corner of the property. Acreage: The farm comprises two sections, totaling approximately 1,278.52 acres of prime agricultural land. Of this, 744 +/- acres are under pivot irrigation, with the remaining acres being operated as dryland. Four of the corners of the property are planted to permanent grass. Improvements: The farm is equipped with six center pivots, each varying in make and model. Notably, the sprinkler on Circle 1 has been removed, leaving only a pivot pad. All the sprinklers are in excellent working condition and are equipped with 38” tires, booster pumps, flow meters, and LDN nozzles on 60” centers. Each sprinkler is nozzled at 500 gpm, except for Circle 2, which is adjusted to 450 gpm due to its slope. Two sprinklers are run simultaneously, optimizing efficiency. The irrigation system is further enhanced by fertilizer tanks and FieldNet control systems on all sprinklers, except the T&L model. In addition, the property includes a metal barn with a concrete floor, a small farmhouse, and a domestic well in the center of the property. Water: Water is supplied by 16 submersible wells, collectively producing a combined 1,000 gpm throughout the growing season. Each well is equipped with an electric submersible pump. The red bed averages 450 feet deep, with the deepest well reaching 474 feet. Utilities: The property is serviced by surrounding three-phase power lines, with a single-phase electric line running to the house and barn. Topography: The land is predominately flat, with a slight slope on the northwest portion of the property, offering excellent ease of use for farming operations.
