The Red Branch Creek system on the North end creates a mature timber-lined shaded water system which is utilized by cattle for shade and escape from the summer heat as well as a travel corridor for the wildlife. The elevation on the ranch is noticeable ranging from the peak hills of 350 ft to the bottom 60 ft lower sitting at 290 ft. The ranch is predominantly high and dry with less than 20 acres in the floodplain. The Northeast portion of the ranch has previously been harvested for timber several years ago. This acreage can be left to grow back into a mature forest or can be converted into pasture or other uses if desired. WILDLIFE White-tailed deer, wild hogs, squirrel, doves, waterfowl and all other manner of native wildlife roam the ranch. Red Branch runs along the northern portion of the ranch providing water as well as a corridor for wildlife to travel along. IMPROVEMENTS The ranch has two separate houses that are located on the East and West ends along the front portion each having their own entrance located off of Highway 7. The primary house includes a 2,750± sf roofline that encompasses a front and back porch with 1,750± sf of living area. The home opens up to a large open great room that flows into the kitchen and mudroom/laundry room. This primary house was built in 2008 and has 2 bedrooms and 2 bathrooms. The second house is a 2,400 sf, 3 bedroom/2 bathroom home including a fireplace and multiple den/living areas. This house has an attached 800 sf two vehicle carport and storage room. The two houses were built in the front of the ranch next to the highway and designed to where they can be sold off from the main ranch in the event a potential owner elects to do so. Both houses are in move-in ready condition. WATER City water is available in multiple locations on the property and is provided by Swift Water Supply Corporation. There is also a large water line that has been previously run to the middle of the ranch. This water line is currently not utilized but is available for use.
