The property enjoys a warmer climate due to its location low in the Big Horn Valley with an elevation of 3,832’ and 127 frost free days; the climate offers a strong growing season. The Lovell area receives 14” of snow annually as compared to the US average of 28” per year. The annual average temperature ranges from 14 degrees to 89 degrees. The location and local climate contribute to the operation as a crop farm or winter feed base. Big Horn School District #2 current enrollment is 720+ students. Teachers and staff work hard to provide a nurturing and effective instructional environment designed to maximize the potential of every student. WILDLIFE AND RECREATION The Big Horn Basin Livestock Farm is minutes from the Big Horn Lake. According to the Wyoming Office of Tourism, “Bighorn Lake extends approximately 71 miles through Wyoming and Montana, 55 miles of which are held within spectacular Bighorn Canyon. The lake gives boaters a chance to see the colorful canyon walls up close with either a motorized or non-motorized vessel. Bighorn Lake can be accessed by watersport enthusiasts at Horseshoe Bend Marina near Lovell, Wyoming” The bighorn River is an internationally recognized blue-ribbon trout fishery. The reservoir is home to Brown and Rainbow Trout, Walleye and Sauger. ACREAGE The Big Horn Basin Livestock Farm consists of 715+/- acres of which 541 acres are irrigated with 4 Valley Pivots. The current owners have updated the pumping system for maximum efficiency. This farm has great flexibility in how it can be operated from growing row crops to being a winter base for cattle or as an all inside cattle and hay operation. The Bighorn River runs adjacent to the east side of the property providing an excellent fishing resource. The irrigation water is pumped directly from the river with a riparian water right which alleviates any concern for lack of water. Local producers often average 5 tons per acre on newer alfalfa stands in the Lovell area which makes this property a great prospect for crops, grass or forage production. The livestock water pump setup is new and pumps to nine new heated water tanks at the corrals and up to a pond at the house. Additionally, there is a new livestock well at the south barn. IMPROVEMENTS The property has excellent improvements, including a four-bedroom, three-bath main ranch house, finished with a gourmet kitchen, large dining area, library/office, large hallways, and large bedrooms/bathrooms. A beautiful, covered deck adorns the entire end of the home and is situated to capture the sweeping views. The home has central heat and air conditioning. The ranch also has several steel buildings including a large shop, which houses a beautiful apartment and would be an excellent guest facility or housing for hired help. There is also a large horse and livestock barn, equipment shed, and a large metal building for hay storage and equipment. Solar Power System: There is a solar panel system which was installed in 2023 on the main shop. This system supplies power to the headquarters for both the farm buildings and additionally to the home. The system is new and at a cost of $83,000 will meet most if not all power needs for the summer months. Any excess power feeds back into the power grid. This solar system is a 25 kw producing approximately 3000 kw per month average. The owner reports that this system saves approximately $400/month in utility power cost for the headquarters. SUMMARY The Big Horn Basin Livestock Farm is a great opportunity providing excellent improvements with two living quarters, large metal shop and outbuildings to operate a large, irrigated operation that lends itself to either crop or livestock production. The location offers privacy, excellent views and a multitude of outdoor recreational opportunities.
