Featuring nearly 3.5 miles of Yampa River frontage, Thunder Water Ranch consists of approximately 1,025 +/- deeded acres with a to be determined BLM allotment for 239 AUMs, all established between Juniper Mountain and Duffy Mountain! The ranch is comprised of diverse topography with productive meadows under flood irrigation from 14 CFS of water rights and juniper draws that are home to elk, deer and antelope along various other wildlife!
Land
Situated atop the banks of the Yampa River, Thunder Water Ranch presents a great combination of a livestock operation with quality working corrals, hay production, hunting opportunities, and development potential, all in one! From the river, the flat, open meadows are met by a steep ridge rim providing privacy for any livestock and wildlife that may be scattered throughout the bottom. Due to the seclusion, it is not uncommon for populations of elk and deer to be frequently spotted year-round throughout the meadows with an abundance of feed and hidden within the thick, wooded river banks where access to water is easy. In the winter, the ranch is often a place where elk and deer reside. Furthermore, a portion of the ranch consists of thick, deep juniper draws with open benches, providing diverse habitat for a variety of wildlife!
Located in GMU 211, Thunder Water Ranch provides many opportunities for successful hunting seasons each year, whether it be within the perimeters of the ranch, or the bordering BLM lands. Speaking of hunting within the area, GMU 211 does offer over-the-counter elk tags for archery and rifle seasons. However, for 2nd and 3rd rifle seasons, over-the-counter elk tags are available for private land only. As for deer and antelope, licenses are draw only.
Recreation
Recreations in the area include but are not limited to fishing and rafting on the Yampa River directly from the ranch to numerous launch/takeout points along the river, riding the never-ending trails on the surrounding BLM to many lookout points that overlook the river and surrounding mountains, camping, hunting, and more! Many additional recreations such as Gates of Lodore, Irish Canyon, Sandwash Basin, and Dinosaur National Monument are all located within 1 hour and 30 minutes or less from the ranch, providing for exhausting, yet unforgettable adventures!
Location
The closest towns that provide grocery stores, hardware stores, local businesses, restaurants, gas stations with convenient stores, and a hospital are located 30 to 40 minutes from the ranch in the the towns of Meeker and Craig. Maybell is located approximately 20 minutes northwest of the property. Vernal, UT is about 1 hour and 45 minutes to the west of the ranch and offers many different amenities. The nearest airport that provides commercial flights is the Yampa Valley Regional Airport and is located in Hayden, which is just under 1 hour to the east of the ranch.
