Description
Named for the large cypress trees that dot the area, King Cypress is located in Monroe and Phillips Counties in the southeast part of Arkansas. This acreage is close to the towns of Lambrook, St. Charles, Elaine and Marvell. The land consists of two Tracts: (Tract I) 342 acres of Farmland and (Tract II) 122 acres of woods and wetlands, altogether totaling 464 acres. Annual Property Taxes: $4,087 Insurance: $425 Current Net Income: $50,488 Capitalization Rate: 2.5% The Farmland consists of mostly Sharkey silty clay (Sb) with Dundee silt loam (Dd) and Tunica silty loam soils.
