This property is located just East of Vale, Oregon on Highway 20-26, and runs about 3/4 mile along the highway. This acreage is split off a larger parcel and does not include the house, barn, corrals, hay field to the south of the house and pasture to the east. The listing property does have a hard-to-get Malheur County building permit on 1.4+/- acres. The property is new seeding alfalfa in 2008 in all but one small field. The seeding as put in after a test field last year that produced 8-10 T. The seed was put down a 30 pounds per acre and was fertilized at time of planting. It is certified seed and should be good for another 7 to 10 years with maintenance. Water is applied via siphon tubes in concrete ditches. The south border of the property is the Malheur River. The river not only provides fish, ducks and geese, but the habitat along the river is home to about 12 deer. Habitat along the irrigation canal is cleared off in the spring but allow to grow in the summer as habitat for large numbers of pheasant, quail and even bunny rabbits. The owner has sales for his hay from buyers out of Washington. This is a great opportunity for a place with a built-in income, a place to build a new home, and hunt and fish on your own property, after the work is done. Owner will accept cash, or with substantial down payment might consider an owner carry, or might be interested in a five year lease back. Owner will also consider selling his new hay equipment under a separate purchase outside of the sale of the property.
